Creating an Effective Exit and Entrance Strategy

INCENTIVES ADVISORY SITE SELECTION LAND USE PLANNING ECONOMIC DEVELOPMENT
Land Use Planning

Land Use Strategy is a complex process, with a wide range of issues that include local political environment, legal development approval process, the site’s infrastructure capabilities, community buy-in,  financial implications (incentives approvals), people impact, and site marketing.  As a consulting firm with 25+ years of experience in the corporate real estate arena and incentives practice, we understand and can navigate through these complexities.

RE-PURPOSE, BUILD, MARKET
BLS & Co. guides our clients through this complex and potentially controversial land development regulatory process, helping to secure government funding for infrastructure and incentives to reposition properties for development or sale. We help to manage this increasingly multifaceted and unpredictable market, applying the same rigorous standards to our corporate incentives services and objectives to our Land Use Strategy service. And we provide these land use strategies with the goal of obtaining a win-win solution for the owner/developer of the surplus property as well as the community in which the land is located.

OUR APPROACH:
Our services are built on two distinct directions your real estate strategy can take – exits and entrances:

Exit: Disposition of Facilities or Sites

  • Review potential liability under existing incentives agreements; restructure to minimize financial/political liability.
  • Evaluation of potential for higher valuation and liquidity through zoning/use change, enhanced entitlements or resolution of potential entitlement defects.

Entrance: Consolidation or Relocation of Operations

  • Analyze the location-differentiating variables (e.g., labor and other operating costs) to inform location choices, reinforce competitive process and ultimately provide sound analytic basis for explaining location decisions.
  • Obtain incentives for new jobs and investment, with enhanced competitive positioning, and rationale basis for location decision.
